How much deposit can I take from a tenant?

As of the 1st June 2019 the amount of security deposit a landlord can take from a Tenant has been capped. You can no longer request more than the equivalent of 5 weeks rent.

How long does the rent guarantee last for?

3 months, but because we carry out regular visits and are in contact with the tenants on a regular basis. We rarely experience problems with rent arrears.

Do you only let properties in the Mendip area?

No.  We will consider letting or managing any property within the Somerset Area

Should I let my property furnished or unfurnished – which is best?

Unfurnished rental properties tends to attract longer lets.

All furnishings must comply with fire safety regulations.

How often can I increase the rent?

We recommend you carry out an annual review and consider local market rate.

How much will it cost me to rent a property through KeyRing Lettings?

There are a number of landlord charges, the main ones being:

£100 set up fee

For landlords with a fully managed service – 12.5% of the monthly rent collected

Inventory fee £75-£150 depending on the size of the property

How long will it take to let my property?
